Meet the Team: Karen McDonald

As a Sales Adviser with Perth-based housebuilder Stephen, Karen is a welcoming face for buyers considering a move to Chapelton as well as current residents. Here, Karen tells us more about her work within the town.

Tells us what your role in Chapelton involves?

My role is very much about supporting those moving to Chapelton and those living in the town. This can range from introducing potential buyers to the concept of the community and offering advice on housetypes, to settling newcomers and helping with any questions about their property.

What feedback do you receive from buyers when discussing Chapelton?

People are really intrigued by Chapelton and when they get here they love it. Many feel that it’s a traditional seaside town but with all the modern features needed for everyday life. They like the unique aesthetics such as the picket fences and coloured doors alongside the well-planned streets and sustainable design.

People also really enjoy being part of something – a bustling community and an exciting development with plenty of plans for the future.

Who is your typical Chapelton customer?

The range of buyers in Chapelton is very broad. We have interest from a wide mix of customers including first time buyers, new families and retired couples looking to downsize meaning that the town’s community is a great blend of people.

What is it that draws people to buying a home from Stephen?

Stephen is known for being a reputable housebuilder so our customers take peace and confidence in knowing that they are investing in a high quality product. The company is also family run so we’re popular for our personal service which ensures that we take time to get to know our customers and find out which property is best suited to them.

Which three words would you use to describe Chapelton?

Unique, integrated and impressive.

What do you like to do when not at work?

I actually live in a Stephen home so I know the properties very well. When I’m not tucked up inside or making the most of the garden I like to head out for long walks and explore the countryside.

Meet the Resident: Rhian Morgan, Stephen Property Owner

Rhian-Morgan-Testimonial-1-166x300 Meet the Resident: Rhian Morgan, Stephen Property Owner

Yearning for a life in the countryside but within easy reach of the city, Rhian Morgan has recently benefited from Stephen Homes’ part-exchange scheme to purchase a new home in Chapelton with her family.

Tell us why you decided to move to Chapelton

We have family in the Stonehaven area as well as the Central Belt, and we wanted to be closer to them while still living near Aberdeen. As we used to live in a three-bedroom semi-detached house in Danestone in the north of Aberdeen, moving south was the logical choice.

What is your favourite thing about your new home?

The space on offer within our home and the town itself is a real bonus. The high ceilings let lots of light in and the open-plan kitchen/living area really is the hub of our home life.

Do you have a favourite thing about Chapelton?

We have close friends who lived in Chapelton ahead of us and love it, so we knew what a lovely place it was from visiting them previously. We love the fact that we could be part of a new community from an early stage, as well as how family-friendly the town is.

We also adore the beauty of Chapelton itself, with gorgeous views of the countryside, and the range of houses themselves – they were all factors which added to our decision.

How did you first become aware of the part-exchange offering in Chapelton?

The sellers’ market in Aberdeen hadn’t been very good and while we could afford to wait for our house to sell, we wanted to ensure we had moved and settled as soon as possible prior to our son starting school in 2018.

Like many home buyers, we researched our options well in advance of going along to the town. We knew other builders had been offering part-exchange and so on a visit to Chapelton we asked if this was an option.

Tell us about your experience of buying a home with Stephen

We found Stephen to be very helpful with the part-exchange process and they ensured we were able to move in on the weekend we had planned to do so. From initial conversations about part-exchanging through to accommodating our requirements for floorers to measure-up and fit different flooring, the overall experience has been great.

Crucially, the post-purchase service has also been very good, and though there is minor snagging work going on, we are being kept up-to-date every step of the way by Stephen’s headquarters in Perth.

Would you recommend the part-exchange process to other homebuyers?

Yes we definitely would, we have had a good experience.

We love Chapelton so far – our children have settled into the nursery within Chapelton, we are meeting new people and we are really looking forward to our first Christmas in our new home.

Upgrade to a Chapelton home with Part-Exchange

With its green public spaces and wide array of house types available to suit different lifestyles, new residents are regularly discovering what life in Chapelton has to offer.

Now, you could be living in a Chapelton home sooner than you may think with housebuilder Stephen’s attractive part-exchange scheme, available on selected plots.

Here, Stephen shares more about the scheme which takes the stress out of moving home, and guarantees a buyer for your existing property.

Our part-exchange programme makes it easier than ever before to move into a Stephen property – and you can rely on us to support you through each step.

Buyers qualify for our part-exchange programme if the purchase price of their chosen new home is 30% more than the value of your present property, with the differential in value being no more than 70%. The market value of your home is determined by a valuation report provided by a local chartered surveyor, based on an eight-week sale period.

Househunters simply select a home which we have completed or are due to complete within the next three months and pay a reservation fee of £1,000 prior to having a survey carried out. Don’t worry – should you decide not to accept our offer for your home, your reservation free will be returned less £250 to cover the cost of survey fees.

Once you have accepted our offer of approximately 95% of the value of your home, you enter into a missive and conclude the deal within 21 days, leaving you to unlock the door of your brand-new property in less than eight weeks.

Buyers also have the option to add extras into their home, depending on the build stage, at an additional cost, making the process more flexible for those who wish to put their own stamp on their new property.

We will also offer a bonus of £3,000 to homeowners who help us secure a buyer for their existing property before moving into their new-build, giving new homeowners extra funds to put towards their housewarming celebrations or setting up their new home.

In addition to your personal eligibility, there is a simple range of criteria that your existing home must meet. The property being offered for part-exchange must come with all the necessary consents/certifications to authenticate any work that has been carried out. This includes alterations such as cavity wall or roof insulation. It should also be less than 10 years old, in an area local to the development and not in close proximity to commercial properties.

We offer well-appointed two and three-bedroom single-storey cottages set in peaceful courtyards off Farquharson Street in Chapelton, together with a range of superb three and four-bedroom family homes in one of Scotland’s newest towns.
